Outside of things like signs, ads, and post cards we don’t have as much information about them as we have about other service providers. Speak with Recent Clients

When you’re looking to buy a home and speak to a previous client, make sure you ask them what the asking price was and how much they ended up paying for the home. On the other hand, when you’re selling your home, you’ll want to ask about previous properties that were similar in price, key features, and location. It’s also a good idea to find out how long a home has been on the market so you know what to expect.

Check for Licensing

Each state is responsible for giving each real estate agent a license and handling any disciplinary actions that may arise. You can check on these things with your state’s regulatory body. Most of the time, this information is posted online.

Ask About Professional Awards

There are many different types of awards that a real estate agent can receive. While some of them do come from the National Association of Realtors (NAR) itself, you shouldn’t overlook those that are given by peers. One award that’s particularly meaningful is the “Realtor of the Year” award. This is given by NAR’s local or state branch and means that their peers are judging and endorsing them.

Make Sure Your Real Estate Agent has the Right Credentials

Realtors have specialties in which they’re able to get additional training. This training is indicated by the letters following their names. Some of these special designations include:

  • CRS (Certified Residential Specialist): trained especially in residential real estate
  • ABR (Accredited Buyer’s Representative): trained to represent buyers
  • SRES (Seniors Real Estate Specialist): trained to work with buyers over the age of 50

Determine how Much Experience They Have

Ask your state licensing authority or the agent themselves how long an agent has been in business. Anyone who hasn’t been in business for at least 5 years is still learning. This along with the fact that you want someone who’s actively engaged in a specific area and price range are what you should be seeking.

Look Through Their Current Listings

Take a moment to see what the real estate agent has listed online – on their own website and in other places like Realtor.com where you can search through their online database. Since most people will start looking for properties online, you want to make sure whomever you’re working with is able to use such advertising effectively. This means their presentation should be attractive looking.

Consider how Much They Know About the Area

You’ll know you have a good agent working for you because they’ll be quite knowledgeable about the various properties that are available in the area you’re searching for a home in. When you mention an area to them, they shouldn’t even need to look to see what’s available, they should just be able to tell you of some properties they already know about.
